Rules and regulation
Arrivals/Departures
- Check-in and check out time is 2:00 pm.
- Late check-outs, if available, will be charged $5.00 per hour.
- Rates are based on 2 adults per campsite. Children under the age of 5 are free. Children age 5-17 are charged a daily rate of $2. Additional adults are charged a daily rate of $4. Daily visitors to your site must be registered in the office and are charged $5. Visitors must leave site by 11 pm. You assume responsibility for your own guests.
- Monthly site rentals are metered and charged for electricity at the current rate of $0.20 per kwh. A $125.00 electric deposit is charged for monthly guests. It is used towards your last month's electric.
- There are no refunds for early departure or canceled reservations.
- Anyone giving our gate code to unpaid people, or opening the gate for them, shall be asked to leave the park immediately, without refund!
Parking/Vehicles
- There is a two-vehicle limit per campsite. Each additional vehicle is charged $2.00 per day/$50.00 per month.
- All vehicles must have current registration and license plates and be in operational condition.
- Vehicles may not protrude from campsite into the flow of traffic.
- No ATV/UTV’s can be driven in the park.
- Golf carts are permitted; however, you must be 18 years of age, with a valid driver's license in order to drive. They should not be driven past dark.
- 5 MPH speed limit inside the campground. Violators will be asked to leave.
Seasonals
- Seasonal payments must be received prior to Memorial Day, May 25, 2026, unless prior arrangements have been made with owner.
- Storage for the winter is due on October 15th.
- Please keep your lot well maintained.
Rig/Site Appearance
- We reserve the right to refuse service to any rig based on its appearance and/or condition at any time.
- It is mandatory that your sewer and/or gray water hose be kept in an accordion, off the ground with a sewer connection or sewer collar attached to prevent sewer gases from escaping.
- The black and gray tanks must always be closed, unless you are dumping or on a sewer lot. Anyone caught dumping on the ground will be subject to penalty and fine.
- Outdoor items should be neat and orderly.
- Firewood should be stacked preferably in the rear of your lot.
- No clothing lines are permitted!
- No buildings, fences, or structures may be erected without approval from office. Rubbermaid-style sheds are acceptable but should be placed in the rear of your site.
- All seasonal guests are required to maintain their lots, including mowing and trimming. Lots should be kept neat and clean.
- No A/C window units are allowed.
- If the camping unit is removed prior to the removal of all other personal property, the remaining items, including the deck and shed, are considered abandoned and become the property of Covered Wagon Campground Operations, LLC. Failure to remove scrap decking, sheds, or debris from the campsite, upon your departure, is subject to a site clean-up fee of up to $300. If the site is left in an unusable condition, you are subject to repair fees, lost income fees, etc.
- If a camper/trailer/vehicle is left in storage with a balance due, per MCL 570.525 may sell the item to cover the balance. A notice of intent will be sent to the address on file and any lienholder.
Pet/Animal Rules
- Each pet is charged a daily rate of $2.00.
- Service Dogs are permitted with approval and will not be charged the daily fee.
- All pets/animals are to be on a leash in the owner’s hand at all times, while outside the rig. Animals should not be left unattended outside. Please do not have children walk your animal.
- Please clean up after your pet, not only on your site, but also while walking. Those caught not abiding by this rule are subject to removal from the park!
- A $25.00 fee will be charged per pile of poo that a staff member must clean up. This includes off-site where you have walked your pet, and on your site if we are mowing your grass.
- Pets are not permitted in the lake or pool areas, buildings, or rental units.
Pool Rules
- No lifeguard on duty. No diving, running, or jumping.
- Children under 12 must be supervised by an adult at all times. This includes but not limited to anytime children are off of their assigned site, such as bathrooms, playground, store, pond, Kangaroo Jumper, etc.
- No food, glass, cans, or smoking permitted in the pool area.
- Anyone behaving in an unsafe or destructive manner will be removed from the pool/lake area.
Kangaroo Jumper
- Jump at your own risk. Injuries can occur on and in the vicinity of the Kangaroo Jumper. Covered Wagon Campground Operations, LLC takes no responsibility for your actions or the actions of any other persons on the Kangaroo Jumper.
- Participants must keep an arm’s-length distance at all times to avoid physical contact with other participants. All participants must be in good physical condition and obey the Jumping rules. Those persons susceptible to jumping or landing injury should not participate.
- No shoes allowed!
- Children under the age of 12 must have adult supervision.
- Nothing sharp allowed near the Kangaroo Jumper.
- Pockets should be empty, jewelry removed and no cell phones.
- No somersaults or inverted maneuvers of any kind. Observe the safety of others.
- Keep off the jumper when wet or deflated.
- No smoking, drugs, alcohol or food.
- Exit cautiously.
Office/Store/Restaurant/Game Room
- Must wear shirt/cover up and shoes.
- Children under the age of 12 must have adult supervision.
- Service may be denied for any reason.
- Nut Allergy warning….Nuts ARE handled. Please be aware our food may come into contact with peanuts, tree nuts, or other allergens. Not suitable for nut allergy sufferers. Cannot guarantee nut-free. May also contain wheat, eggs, tree nuts, and milk.
General Rules
- Quiet hours are from 11:00 pm – 7:00 am. Loud noises and/or music coming from your lot, RV, or car while driving in the park, will be given a warning. Further action may result in dismissal from the park.
- You may not sublet your site.
- A $20.00 per day late fee may be charged for invoices not paid by the due date.
- Trash should be disposed of in the dumpsters on the property.
- We do not guarantee the same site if you choose to extend your stay. Please check with management for a possible extension.
- Criminal and/or drug-related activity will not be tolerated at ANY TIME.
- If law enforcement is called for a disturbance at your site for any reason, you will be required to vacate the park immediately.
- To keep our sewer lines free, do not flush paper towels, diapers, baby wipes, feminine products, condoms, needles, food, grease, flushable wipes, medicine, etc.
- Alcoholic beverages are not allowed off your site.
- Discharging or displaying firearms, paintball, pellet, air guns, etc. Is prohibited.
- Campers will be held liable for any damage to buildings, grounds, lots, or water/electric meters if damage is due to camper’s/children's/visitor's negligence.
- Offensive activity, excessive noise, abusive language, interference with other campers, disturbing the peace, and willful or careless destruction of property in any manner will not be tolerated.
- Fireworks are prohibited.
- Be sure to close awnings when you leave your rig unattended.
- Owners reserve the right to change the rules and rates without notice.
- Anyone violating the park rules will be asked to leave and forfeit any fees/deposits.
- Help us keep the park clean. Please report vandalism or items that need our attention.
Cancellation Policy/Refunds
- Camping is an outdoor activity. Refunds are not given due to bad weather.
- There are no refunds for early departure or canceled reservations.
- Pavilion Rentals and Holiday reservations must be paid in full prior to arrival.
- If you book online and must cancel within 14 days of your reservation, the $25.00 deposit and Site Guarantee will not be refunded.
Release of Liability
Guests enter upon the property at their own risk, and specifically accept the Property in its existing condition, and unconditionally release Joshua and Lindsey Davis and Covered Wagon Campground Operations, LLC., from all liabilities, costs, expenses, claims, and damages for which Covered Wagon Campground Operations, LLC., might otherwise become liable by any reason of any accidents, or injuries to, or death of any persons including guests, or property damage, or both in any manner arising or resulting from caused by, connected with, or related to the presence of any such person or property upon the property, regardless of how, where, or when such injury, death, or damage occurs, even if caused by the negligence of other guests, or Covered Wagon Campground Operations, LLC., due to conditions on/or defects in the property or property of other guests.
Failure to abide by any rules and regulations will subject the visitors, guests, and tenants to the penalties and remedies set forth in Act 1162 of the Public Acts of 1990, MCL 554.651-554.658, as amended.
